Kappa Executive Search are recruiting a Quantity Surveyor for a leading PQS firm in Sydney.

About the Role: The successful applicants will possess a minimum of 2 years’ local experience in a Quantity Surveying role and have the ability to use Cost X. You will be a team player, have effective organisational and communication skills, the ability to meet deadlines, analytical skills, and attention to detail.

Full Australian working rights are required to be eligible for this role.

Focusing on the Property sector - Residential, Commercial, Child Care Centres, Aged Care.

Responsibilities:

  • Collaborate with the team: Work closely with colleagues to deliver high-quality quantity surveying services.

  • Cost Management: Manage cost planning, cost estimation, and cost management for various projects.

  • Reporting: Prepare detailed cost reports and tender documentation.

  • Feasibility Studies: Conduct financial feasibility studies and value engineering.

  • Expert Advice: Provide expert advice on contractual matters and procurement strategies.

  • Compliance: Ensure compliance with industry standards and regulations.

  • Prepare detailed financier reports in accordance with lender requirements, including assessment of budget, progress, cost-to-complete, and cash flow forecasts.

  • Conduct site inspections to verify progress claims, quality of work, and consistency with approved budgets and programs.

  • Review and validate project cost plans, construction budgets, and contractual documentation provided by clients or developers.

  • Assess progress claims and variation submissions, ensuring financial exposure and risk are clearly reported to lenders or stakeholders.

  • Liaise with developers, financiers, project managers, and contractors to obtain necessary documentation and resolve any discrepancies.

  • Monitor and track drawdown schedules and ensure compliance with conditions precedent and subsequent required by financiers.

  • Provide risk assessments and early warnings on budget overruns, delays, and construction-related financial issues.

  • Support lenders during loan origination and due diligence, including feasibility reviews, procurement strategies, and contract reviews.

  • Maintain accurate and comprehensive project financial records and databases to ensure full auditability and transparency.

  • Stay updated with industry standards, regulatory compliance, and changes in financial reporting or lending frameworks.

Qualifications and Skills:

  • Education: Bachelor’s degree in quantity surveying or a related field.

Experience:

  • Experience: 2-5 years of experience in the Consultancy environment.
  • Proven experience in providing a full range of pre-contract QS services
  • Technical Skills: Proficiency in using CostX and Excel ideally
  • Accreditation: Corporate membership or working towards accreditation with AIQS or RICS.
  • Communication: High-level verbal and written communication skills.
  • Analytical Skills: Strong analytical abilities and attention to detail.
  • Interpersonal Skills: Exceptional client-facing and interpersonal skills.
